Most Cook County municipalities and the City of Chicago require a licensed asbestos inspection before they will approve any demolition or renovation permit. If you’re removing flooring, drywall, plaster, tile, roofing, insulation, or any other building materials, the permit office will almost always ask for a permit-ready asbestos report before your project can move forward.

Do I Really Need an Asbestos Inspection for My Permit?
If you’re here, it’s probably because someone told you:
“We can’t approve your permit until you get an asbestos inspection.”
In Chicago and across Cook County, a permit-required asbestos inspection is often needed when:
Applying for a demolition permit
Doing a major renovation (kitchens, baths, basements)
Removing or replacing flooring, drywall, plaster, or ceilings
Remodeling multi-unit buildings (2-flats, 3-flats, condos, apartments)
Demolishing garages, additions, porches, or detached structures

this is exactly the inspection and report we provide.

Why Chicago & Cook County Require Asbestos Inspections
Many buildings in Chicago and Cook County were built during peak asbestos-use years. Common asbestos-containing materials include:
Floor tile & mastic
Drywall compound & plaster
Pipe insulation
Ceiling tiles & texture
Roofing materials & siding
Before demolition or renovation, Chicago and Cook County want confirmation that asbestos-containing materials have been identified to ensure proper handling.
Our inspections and reports are designed to meet those exact requirements.
Permit Requirements Beyond Cook County
While Chicago and Cook County are the most frequently cited for permit-required asbestos inspections, municipalities throughout the Chicago metro have their own documentation requirements:
DuPage County — Villages including Wheaton, Elmhurst, Carol Stream, and Woodridge require asbestos inspection documentation before demolition and major renovation permits are issued on older structures. Commercial projects in DuPage County additionally require pre-demolition surveys under Illinois EPA regulations.
Kane County — The City of Elgin and Village of St. Charles both require documented asbestos inspections before demolition permits are issued — including for accessory structures like garages and sheds. St. Charles specifically requires documentation even when results come back negative.
Will County — Joliet, Plainfield, Frankfort, and Romeoville all require asbestos inspection documentation before permits are issued for renovation and demolition projects on older structures under Will County and Illinois EPA requirements.
Lake County — Waukegan and surrounding Lake County municipalities require asbestos inspection documentation before permits are issued for renovation and demolition work on older structures. Properties near Waukegan’s former Johns Manville industrial corridor warrant particular attention during pre-permit inspections.
Our permit-ready reports are formatted to meet the requirements of building departments across all five counties. If you’re unsure whether your specific municipality requires asbestos documentation, call us and we’ll confirm the requirements for your project.
